Warehouse automation and optimization in Chile

We evaluate warehouse optimization and automation projects in Chile from our base in Mendoza, Argentina. Premium rent runs between 0.17 and 0.20 UF per square meter per month and class A vacancy is close to zero, according to Cushman & Wakefield for the first quarter of 2026.

The state of the warehouse market in Chile

Premium warehouse rent in Chile runs between 0.17 and 0.20 UF per square meter per month. The UF, or unidad de fomento, is a Chilean unit of account indexed to inflation: a contract in UF adjusts on its own, so the cost in pesos rises even when the number in the contract does not move.

The figure that weighs most is not the price but the availability: class A vacancy is close to zero and total vacancy is 4.2%. Both values come from Cushman & Wakefield, first quarter of 2026, and they are Chilean figures: they are not a regional average.

What that figure means for your operation

With class A vacancy close to zero, the problem stops being how much it costs and becomes whether there is any. It is not that renting more space is expensive: it is that there is no space to rent, or what appears is not where your operation needs it.

That changes the question. Someone who needs to grow is not choosing between paying more and paying less; they are choosing between waiting for something to free up and making better use of the warehouse they already have. And waiting has a cost that shows up on no invoice: orders shipping late, goods in the aisle, and an operation running at its limit every day.

That is why in Chile the first answer almost always looks upward. The clear height that goes unused today is the only floor space that can be added without signing a new contract, and redesigning the layout is what decides how much of that height is genuinely usable.

What the regulations require in Chile

Three frameworks, and it is worth knowing what each one looks at before designing.

  • DS 594 sets the basic sanitary and environmental conditions of workplaces: it is the one that reaches the conditions under which people operate inside the warehouse.

  • Ley 16.744 is the social insurance against workplace accident and occupational disease risks, and it is the one that orders prevention and the employer's responsibility.

  • The Chilean seismic design standards reach the structural calculation of the racking, which in Chile is not a formality: tall racking is a structure and is calculated as one.

What does not change with the country is who verifies what: floor flatness tolerance and permissible load are set by the manufacturer of the equipment chosen, and a licensed professional verifies them before installation. Never a minimum threshold to decide whether a warehouse qualifies.

Pending: the exact number of the Chilean seismic design standard applicable to racking. Until it is confirmed we name the framework and do not cite a number we cannot back.

Pending: the Chilean regime for importing capital goods — tariff, VAT, exemptions and the tariff line for storage equipment. CORFO is a production development instrument and is named only as a reference: it is not a customs regime, it does not replace one, and no amount or term is attributed to it. Until we have the data, this page publishes no import section.

How we run projects in Chile

We work from our base in Mendoza, Argentina. We evaluate your operation remotely with the data you provide — floor area, available height, storage locations, daily movement — and we travel when the project justifies it. We speak the same language and work in nearby time zones: coordination does not lose a day on every exchange.

There is no STOKA office anywhere in the country, and we would rather say so before you ask. How each stage is executed is defined in the proposal, with the owner and the scope in plain sight.

What you can solve today and what is worth automating later

With class A vacancy close to zero, the first move is to make better use of the warehouse you already have: review the layout, define storage locations by turnover, standardize the pallet and recover the height that goes unused today. None of that requires buying equipment.

Automation comes in when the height is already being used and the bottleneck persists: when the forklift cannot reach any higher, when the aisle it needs to maneuver eats the floor space you are short of, or when picking cannot keep up at peak. That is when densifying vertically and systems that work without aisles become the conversation.

Frequently asked questions

Premium rent runs between 0.17 and 0.20 UF per square meter per month, according to Cushman & Wakefield in the first quarter of 2026. The UF is a unit of account indexed to inflation, so the value in pesos adjusts on its own over time.

Because class A vacancy is close to zero and total vacancy is 4.2%, according to Cushman & Wakefield for the first quarter of 2026. At that level of occupancy, whatever frees up is taken quickly and is rarely where the operation needs it.

DS 594 on the sanitary and environmental conditions of workplaces, Ley 16.744 on workplace accidents and occupational diseases, and the Chilean seismic design standards, which reach the structural calculation of the racking.

No. STOKA's base is in Mendoza, Argentina, and it is the only one. We evaluate your operation remotely with the data you provide and we travel when the project justifies it, in the same language and in nearby time zones.

We do not yet publish the Chilean regime for importing capital goods because we do not have it verified with its source, and a regime from another country applied by analogy is the fastest way to ruin a budget. Write to us and we will resolve it for your case with the appropriate customs broker.
